Roof Replacement FAQ for York, PA Homeowners
These answers cover what homeowners in York, PA and the rest of York County ask most: how this referral service works, what a Pennsylvania roofer should be able to show you, and where contracts, deposits, permits and insurance fit in. Each answer is short, and none of it is legal advice.
Roof Questions, Answered
One thing up front: this site sends each request to a single independent roofer and does no roofing itself. Everything below is general information drawn from public Pennsylvania rules, written from that side of the fence.
Is Roof Replacement York PA a roofing company?
No. It is a free referral service that passes your request to one independent roofer serving York County. That roofer looks at the roof, prices it and does any work you hire them for. This site has no crew, makes no bids and is never a party to your contract, so whatever you sign is an agreement between you and the roofer alone.
Who pays for the referral?
The roofing company does. Each time it receives a homeowner's request from this site, it pays a fee for that request. Using the form costs you nothing, and nothing of value comes back to you for sending it. The full arrangement is set out on the referral marketing disclosure page.
Does the roofer charge to give an estimate?
That is the roofer's decision. Many roofers price a roof without charging the homeowner, while some may bill for extra work such as a detailed written report. Raise the question when the roofer first contacts you, before anyone sets a ladder against the house. Whatever the roofer's policy, this site never charges you anything.
How can I check a roofer in Pennsylvania?
The state does not license roofers. It does require an Attorney General registration from any contractor whose home improvement work tops $5,000 in a year, and that number belongs on the contractor's contracts and ads. Search for the company on the Attorney General's online contractor lookup. Inside the City of York, also ask for the City business license, and on any job ask for proof of insurance.
Will the City of York want a permit for my new roof?
That turns on how much roofing comes off and where the house stands, so check with the City's Bureau of Permits and Inspections well ahead of the job. Homes in the Historic District have an added step: if the work is more than an ordinary like-materials repair and shows from a public way, the Historical Architectural Review Board must sign off first. Outside city limits, the township or borough office answers instead.
What should a Pennsylvania roofing contract include?
Once a home improvement job tops $500, the contract has to be on paper with both your signature and the contractor's. Look for the registration number, the full price, the dates work begins and ends, what work and materials are included, and details of the contractor's insurance. A contract that leaves out required items may not be enforceable against you.
How large a deposit can a roofer ask for?
Pennsylvania limits the deposit on a job above $5,000 to one-third of the total, though special-order materials can be added. No money should change hands until the contract is signed. If the scope shifts partway through the job, the change order should be put in writing and signed by both of you.
Can I back out after signing?
Yes. You may cancel a home improvement contract within three business days after you sign it, and the contract itself has to include a notice explaining how. Pennsylvania adds no separate cancel right tied to an insurance claim being denied, so it pays to settle your questions with the roofer and your insurer before you sign.
Will the roofer deal with my insurance company?
A roofer can photograph damage and write an estimate for you to share with your insurer, but the claim itself is yours to manage, alone or with a public adjuster or attorney you hire. The deductible is always yours to pay. Be wary if a contractor promises to absorb or skip it while sending your insurer a bill for the whole job: treat that as a red flag, because giving an insurer false claim details is insurance fraud.
